Three warehouses with 81 loading docks are proposed at Boston Church Road and No. 5 Side Road, as the road itself is rebuilt

A 12-hectare industrial proposal at 8995 Boston Church Road had its statutory public meeting in July and is still under review, while Boston Church Road is closed south of 5 Side Road until December 31 to rebuild it as an urban street.

The details

The proposal

Applications for an official plan amendment, a zoning by-law amendment and a draft plan of subdivision (Town files LOPA-04/26, Z-06/26 and 24T-26001/M) have been submitted for 8995 Boston Church Road, at the southeast corner of No. 5 Side Road and Boston Church Road, according to the Town of Milton's June 23, 2026 notice. The site covers about 12.03 hectares (29.73 acres).

The notice says the applications would allow three industrial warehouses with access from both Boston Church Road and No. 5 Side Road, with 399 parking spaces and 81 loading docks. The official plan amendment would bring the lands into the 401 Industrial/Business Park Secondary Plan, designate them Industrial Area and refine the limits of the Natural Heritage System on the site. The rezoning would apply a site-specific General Industrial zone along with open space and Natural Heritage System zones, and the draft plan would create one industrial block, two Natural Heritage System channel blocks, two road-widening blocks and two reserve blocks.

Initial staff report DS-047-26 says the vacant site, formerly farmed, sits at the northern limit of Milton's Urban Area, next to the 401 Industrial/Business Park, with rural homes and farmland to the north and rural homes and the Greenbelt Natural Heritage System to the east and south. Cars would use the No. 5 Side Road access, while trucks would use Boston Church Road. A headwater drainage feature crosses the middle of the site, and the applicant proposes moving it to the edges of the property; that change is being assessed in an environmental and servicing study addendum under review by the Town, Halton Region and Conservation Halton.

Where it stands

The statutory public meeting was held at Council on July 13, 2026. The applicant's planning consultant presented the proposal, one member of the public addressed Council, and the minutes record a motion to receive the initial staff report, DS-047-26, for information. The Town's notice said no decision would be made at that meeting. The report says a technical report with recommendations will come to Council once consultation and review are complete. Anyone who wants to be notified of Council's decision on the zoning by-law amendment must ask the Town Clerk in writing.

Boston Church Road is closed until the end of December

Separately, the Town is reconstructing 1,247 metres of Boston Church Road, from James Snow Parkway to 5 Side Road, to support development of new employment lands on both sides of the road. The work converts the rural road into an urban corridor with curbs, gutters, sidewalks and boulevards, and includes replacing the asphalt, restoring ditches and culverts and rebuilding parts of residential driveways affected by the widening, according to the Town's construction notice.

The road is closed from 5 Side Road south to James Snow Parkway from June 29 to December 31, 2026, with traffic detoured via James Snow Parkway, Regional Road 25 and 5 Side Road. The Town says construction timelines depend on factors including weather.
